How Do I Know if My Chimney Needs Repairs?

In an ideal world, we’d know the exact moment when one of our home appliances starts to have issues that need attention – a light would come on, an alarm would beep, or – better yet – a notification would pop up on your phone. Unfortunately, the chimney is one of the hardest appliances to get a read on since most of its structure is hidden…and it’s easy to miss warning signs if you don’t know what to look for.

If you spot any of the following, give Ashbusters Charleston a call:

  • Loose bricks or crumbling mortar joints
  • Visible creosote buildup
  • Mold and mildew growth
  • Brick discoloration
  • Bad odors
  • Excessive smoke
  • Water damage near the chimney
  • Pools of water or pieces of tile in the firebox
  • Sound of dripping water
  • A tilting or leaning chimney

That said, most problems are hard to detect without a thorough inspection. Book yours now to ensure lasting protection with every year.

When Should I Schedule Chimney Repairs?

Chimney maintenance should be near the top of your annual household to-do list, but fireplaces are often neglected until it’s time to use them. We tend to see an increase in appointment requests for chimney inspections, cleanings, and repairs at the beginning of the burning season. …and although we try our best to accommodate all clients, our schedule gets booked up in the fall.

The best way to avoid a delay in chimney repairs and make sure that you can use your fireplace whenever you want to is to schedule your yearly chimney inspection during the spring or early summer months. This gives us ample time to schedule follow-up appointments for repairs if we find a problem during the inspection.

Of course, chimneys don’t have a schedule, and a problem can happen at any point. If your fireplace encounters an unexpected issue, Ashbusters Charleston is ready to assist you year-round, ensuring that you can enjoy the warmth and ambiance of your fireplace without any interruptions.

Will Homeowners Insurance Cover Chimney Repairs?

Depending on your policy, it’s possible that your insurance provider will completely or partially cover the bill for your chimney repairs. However, the majority of policies will only pay out on claims under certain circumstances – that is, the result of a “sudden occurrence.” If it’s in any way due to neglect, those damages will need to be covered out of pocket.

A “sudden occurrence” is an event that happens abruptly without any forewarning. Some examples would be a tree limb falling onto your chimney and knocking off the cap, a hurricane or flood causing water damage, or a car crashing into your home and damaging the masonry.

Yet, even in the event of a sudden occurrence, insurance companies might still deny your claim if you don’t keep up with annual maintenance and have no way to prove that the damage wasn’t there ahead of time. Should you have a chimney fire caused by a build-up of creosote, but you can’t prove that you’ve had annual chimney sweepings, you’ll have to foot the bill yourself. It’s important to have your chimney inspected and cleaned at least once a year – and be sure to keep copies of inspection reports and receipts.

Guys were very professional and I thought the price was fair for a chimney cap. Special shout out to Chris who just left from my install. He was very informative and courteous. Communication is very important to me as a customer. Chris called in advance with an ETA, showed up on time, answered my questions and gave us some good tips regarding our chimney maintenance. As a result I will only be using them going forward and will suggest them to my neighbors. Great work Chris!

How Much Will It Cost To Repair My Chimney?

The cost of chimney repairs can vary based on a number of factors – like the extent of the damage, the accessibility of your chimney, whether you have a gas or wood-burning system, and what type of repair work you need. With so much to take into consideration, we can’t provide a price quote until one of our certified chimney technicians can evaluate your chimney and assess any damage.

The easiest way to protect your budget is to take a preventive approach and invest in annual chimney maintenance services. A chimney inspection can identify a problem in its early stages, which will then limit overall costs. For example, it’s more cost-effective to replace a chimney cap before water can wreak too much havoc than it is to rebuild an entire chimney that’s been impacted by long-term water damage.

With that said, we believe in transparency at Ashbusters Charleston, and we want you to have as much information as possible when deciding on the best course of action. We will provide an estimate to you before we move forward with any repairs.

How Can I Prevent Chimney Damage in the Future?

Most chimney damage is preventable. With the right maintenance routine, you can avoid big-ticket repairs.

  • Schedule annual chimney maintenance (and stick to it). We say it often but it bears repeating – be sure to have your chimney inspected and cleaned at least once a year. It’s the best way to identify and correct problems before they advance and cause significant damage.
  • Don’t delay repairs. If we should find an issue during an inspection, try to schedule a follow-up for repairs as soon as you can.
Use your fireplace properly. Unless your fireplace is designed for alternative functions like cooking, only use it for heating purposes. If you have a wood-burning system, stay away from painted logs and green firewood that contains a lot of moisture as it can promote creosote buildup.
  • Waterproof your chimney. Ask us about our waterproofing services. We can apply a water-tight sealant to protect your chimney from rain, sleet, and now.
  • Don’t stop at waterproofing. If you haven’t already, install a chimney cap, crown, and flashing. Install a chase cover if you have a prefabricated chimney.
  • Install a chimney liner. Some older homes don’t have liners which can leave their chimneys vulnerable to heat damage. Consider installing a liner if you don’t have one or inquire about relining your chimney if the existing liner is damaged.
